The CoW will ensure a consistently high standard of quality control is maintained for each contract, via site visits, assessing contract implementation and progress with due regard to building and health and safety legislation.
Day to day.
Inspecting the work on site and comparing it with drawings and specifications. Inspections could be at heights or underground and may include specialised aspects of construction
Measuring and sampling building materials to check their quality – monitor workmanship standards and identify any defects, suggesting ways to correct them
Monitoring and reporting on programme and progress to Client Project Managers and Employers Agent / Contract Administrator
Keeping detailed records and preparing weekly reports including monitoring labour records
Liaising with contractors, architects, engineers and surveyors
Checking that NHBC Standards, Building Regulations, Health and Safety, legal requirements and other relevant standards are met
Ensure current knowledge of building services legislation, building standards, methods of installation and health & safety knowledge is up-to-date.
Identify technical problems on site, recommend corrective action and advise
Client Project Manager as necessary. Witness on site testing & commissioning and keep appropriate records of results.
Depending on project complexity you will normally look after 2 or 3 sites which may require significant travelling between sites with occasional overnight stays to carry out inspections, attend meetings and meet contractors and consultants
Input in to the snagging process as managed by the Employers Agent / Contract Administrator to ensure Client standards are achieved
Management of defects issues and defects monitoring in liaison with Village Management team, including liaison with residents
Ensure defects summaries are updated on a regular basis, including liaison with Contractors After Care managers for timely completion of outstanding defects
Work with the Employers Agent / Contract Administrator to agree end of defects period inspections are undertaken in a timely manner and all defects identified are completed
You will be.
Experienced as a Clerk of Works - though experience in other areas such as Site / Project Management will be considered.
Preferably ICWCI Qualified
Good at personal time management and ability to work independently
Strong interpersonal skills with ability to deal with contractors robustly, and residents in a more polite and courteous manner
Knowledge of timber frame and modular / pod construction
