Stamp Duty - Terms and Conditions

These terms apply to the Part Exchange scheme (“the Offer”) offered by Inspired Villages Group Limited (“Inspired Villages”) at Elderswell

The Offer

1. This Offer is valid for new purchasers of a home (“Purchaser”) at Elderswell who make a reservation between 1 October 2025 and 30 November 2025 (inclusive) (the “Offer Period”)

2. A Purchaser who accepts the Offer during the Offer Period will receive:

• A contribution of up to £1,000 towards removal fees;
• A contribution of up to £750 towards solicitor fees (when using Michelmores or Knights as their appointed Solicitor during the purchase); and
• Six hours of professional decluttering support delivered by ”The Senior Move Partnership “

Eligibility

3. The Offer applies only to Purchasers entering into a Part Exchange arrangement with Inspired Villages at a participating village.

4. The Purchaser must be a new purchaser of an Inspired Villages’ property;

5. The Offer is available on selected properties, subject to availability;

6. Legal completion of the purchase must occur on or before 31 December 2025;

7. The Offer is subject to the Purchaser’s existing property being accepted by Inspired Villages following a satisfactory survey and formal approval of the Part Exchange proposal by the Inspired Villages Board;

8. To qualify for the Offer, the reservation fee must be paid, and contracts exchanged within the timeframe set out in the Purchaser’s reservation agreement.

Exclusions and Limitations

9. No cash alternative will be offered;

10. Removal contribution will be reimbursed by bank transfer upon provision of valid receipts (up to £1000);

11. The Solicitor contribution will be deducted from the final balance due on legal completion of the purchase;

12. Decluttering support must be arranged with The Senior Move Partnership and can be redeemed at any point following the exchange of contracts;

• Any additional hours beyond the six hours provided are the responsibility of the purchaser.

13. This incentive cannot be used in conjunction with any other offers, incentives or discounts.

General

14. Inspired Villages reserves the right to amend, withdraw, or terminate this Offer at any time without prior notice and without liability.

15. Purchasers are strongly advised to seek independent legal and financial advice before entering into any property transactions.
