Terms & Conditions – Half Price Service Charge for 4 Years

These Terms & Conditions apply to the Half Price Service Charge for Four Years Offer available on selected properties at Millfield Green, part of Inspired Villages.

Please read the following information carefully before reserving a property. By proceeding with a reservation under this offer, purchasers confirm they have read, understood and accepted these Terms & Conditions.

1. Promotional Period

This offer is available for a limited time only.

The Promotional Period runs from 1 January 2026 to 31 March 2026 inclusive.

To qualify, purchasers must reserve and legally complete on a qualifying property at Millfield Green within this period.

2. Eligibility

• This offer is available only to new residents purchasing a property at Millfield Green.

• The incentive applies to selected properties only, subject to availability.

• The offer is not available on rental properties.

• A reservation fee must be paid, and the purchase must complete within the Promotional Period to qualify.

Inspired Villages reserves the right to determine which purchasers and properties are eligible for this incentive.

3. Service Charge Contribution

• Inspired Villages will cover 50% of the standard service charge for a period of four years (48 months).

• The reduced service charge will apply from the month of legal completion and will end 48 months thereafter.

• The total value of the incentive is calculated based on the 2026 service charge amount.

• The value of the incentive will not increase in line with any future annual service charge increases.

• At the end of the 48-month period, the service charge will revert to the full prevailing rate.

There is no cash alternative, and the incentive cannot be exchanged or transferred.

4. What Is Not Included

This offer applies only to the standard service charge and does not include any additional or optional services, including but not limited to:

• Personal care or healthcare services

• Guest accommodation charges

• Repairs or maintenance within individual homes

• Utilities or council tax

• Meal plans (where applicable)

All such costs remain the responsibility of the resident.

5. Exclusions & Limitations

• This offer is non-transferable and applies only to the original purchaser and qualifying property.

• The offer cannot be used in conjunction with any other promotion, incentive or discount, unless otherwise stated by Inspired Villages.

• The incentive applies to selected homes only, subject to availability.

6. Withdrawal of the Offer

Inspired Villages reserves the right to withdraw this incentive if:

• The purchaser fails to complete the purchase within the Promotional Period.

• The property is resold or transferred within the four-year incentive period.

• The resident breaches any terms of their lease or village rules.

7. General Terms

• Inspired Villages reserves the right to withdraw, amend or extend this offer at any time without prior notice.

• All decisions made by Inspired Villages regarding eligibility and application of the incentive are final.

• Purchasers are advised to seek independent legal and financial advice before proceeding.
