OUR PLANS FOR LITTLE MOUNT FARM

Description

Inspired Villages is pleased to announce that Wealden District Council has approved its plans to deliver a new retirement community at Little Mount Farm, Frant.

The new community will deliver 146 specialist residential apartments and cottages with communal facilities accessible to the local area including a café, shop, and wellness centre (comprising a swimming pool, hairdressers, and a fitness suite). A clinical space will also be provided for the use of both village residents and the surrounding community.  

The scheme was developed in close consultation with local residents, businesses, and key stakeholders including the Rotherfield St Martin charity and Mayfield & Five Ashes Community Services group.

Phase 1

Inspired Villages has now submitted a detailed planning application for phase 1 of the new retirement community at Little Mount Farm. Phase 1 will deliver 32 apartments within the village centre building, 30 assisted living apartments split between 4 apartment blocks, and 1 cottage.

Phases 2 and 3 will contain the remaining development and will be subject to detailed design in 2021 and 2022.

Our proposals

The village centre building has been repositioned on the site to ensure facilities are available to residents and the local community within the first phase of development. The village centre building will be set in the lowest point on the site, and will now enjoy views over the existing lake.  The village centre building will include the following facilities;

  • Restaurant
  • Café
  • Multi-functional space for dining, crafts and activities
  • Wellbeing centre including swimming pool
  • Hairdressers
  • Clinical space

Design

The design of the buildings within phase 1 draws reference from the surrounding architectural styles found within Wealden, Tunbridge Wells and East Sussex. The village apartments, village centre building and cottage in phase 1 will be set within a landscaped setting, respecting the local landscape character of the nearby High Weald AONB.

Environmental commitment

We aim to achieve net zero operational carbon villages by 2030. We have already taken steps to achieve this which will be rolled out in our villages commencing construction from 2021 onwards. We have designed the villages to exceed current environmental standards using low-to-zero carbon technologies. Electrical vehicle charging points will be provided on 10% of parking spaces, with all remaining spaces able to convert to electric charging facilities over time. Inspired Villages will also be managing a minibus and electric taxi service for residents and eligible members of the community to reduce car dependency. 

We are committed to minimising disruption on neighbours and local road networks during construction. We have submitted a detailed construction and environmental management plan with our application which sets out how we will manage construction traffic.

Social and economic benefits

Inspired Villages are committed to supporting the local community through the following ways:

  • Free shuttle bus for eligible residents between Little Mount Farm and local villages and into Tunbridge Wells (via a booking system)
  • Supporting local schools, clubs, charities and societies
  • The new clinical space (built to NHS specification), restaurant and café will be available to the wider community
  • Eligible members of the surrounding villages will be able to take out a membership to the well-being centre (swimming pool, fitness studio and gym)

As well as the savings to the NHS, adult social care savings for Wealden District Council, and freeing up under-occupied local family homes, a wide range of job opportunities will be available at Little Mount Farm. These range from management and administration to maintenance and care. We will work with Wealden District Council and Frant Parish Council to offer job opportunities to local residents in the first instance.

Preference will also be given to local suppliers for use within the restaurant and café, helping support local businesses and farmers.

Timescales

Subject to planning approval, work is due to commence on the scheme in late 2021 with phase 1 completion due in 2023.

Location

Little Mount Farm is located within the Parish of Frant, approximately 5 minutes drive from the village of Frant and around 10 minutes drive to the town of Tunbridge Wells, well known for its Georgian and Victorian architecture. Opposite our village is Nevill Golf Club, an 18-hole course founded in 1914.
