Financial upside

If we resell your house for more than expected, 80% of the net sale proceeds above an agreed gainshare threshold will be paid to you upon completion of the onward sale of your home.

Two-week licence to occupy

We will grant you a two-week licence to occupy your current home. This means that although we will own your current home after legal completion, you can have access to both properties for up to two weeks to help you plan your move to your new Inspired Villages property.

**Terms and conditions

The Home Purchasing Service is only available for the sale of new Inspired Villages properties, not for resales or rentals.

  • We agree to buy your property at a fair value

  • You agree to buy our Inspired Villages apartment or cottage

  • You pay us the difference in value when you complete your purchase, if your property is worth less than our apartment or cottage

  • We will pay you the difference in value within 6 months (or earlier if we resell your property quickly) if your property is worth more than our apartment or cottage.

An offer made by us under the Home Purchasing Service is subject to survey and any necessary further enquiries or reports.

We are under no obligation to make an offer, as not all customer properties will qualify. If you have already incurred costs (e.g. estate agents or legal fees) at the time of negotiating a part exchange, we will not reimburse these costs.

We reserve the right to market the property you are selling prior to your move into a new Inspired Villages property and you agree to allow reasonable access to the property to facilitate the resale (subject to agreed appointments) and to the erection of a “for sale” sign at the property. You agree to cancel any existing agreements with estate agents and agree that you are responsible for any fees due to them. Your home and garden should be maintained to the same standard as when the valuations took place. We also require that fitted carpets, integrated appliances, fitted wardrobes etc. remain in the home as part of the sale.

You agree that no party is currently negotiating to purchase the property you are selling and that no introduction has already been made by any other party. A retention will be held by the solicitors pending the company’s inspection of the part exchange property, upon completion.
